Twenty years ago, I could explain rental yields but couldn’t afford the neighbourhood.
I started out as a young appraiser in Delhi NCR. The agents who taught me the business were the ones who answered my questions honestly — even when the answers weren't flattering. I've tried to be that person for every client since.
My approach is simple: I work with fewer clients than most agents would consider sustainable. I turn down listings I don't believe in. And I measure success by how many people call me again — not by what's on the plaque.
How I got here
Appraisal desk, Delhi NCR
My first job was in a back office valuing properties I couldn't afford to walk past. I learned to read a property's bones — what makes it hold value, what makes it lose it. That lens still shapes every deal I broker.
Navigated the downturn
While the market was shedding value by the hour, I was helping families make hard decisions with clear numbers. I didn't panic-sell anyone, and every client from that year is still a client today. That's the only metric that matters.
Crossed ₹25M in closed volume
It's a milestone, not a personality trait. What mattered more was the shift in who called me — developers with vision, NRI buyers who needed someone local they could trust, and property lawyers who knew I wouldn't overpromise.
Founded Vaishnavi Associates
I wanted to build something that reflected how I actually work: small portfolio, deep relationships, zero pressure. We carry no more than a dozen listings at a time. Every one of them is a property I'd show my own family.
₹50M and counting
The number keeps moving but the philosophy doesn't. I still attend every site visit. I still write every offer myself. And I still tell clients when I think they should walk away — even when it costs me a commission.

No exceptions.
Discretion
Your transaction is nobody's business. I don't post 'Sold' signs, I don't tag clients on social media, and I've never leaked a deal to the press. Privacy is the foundation of trust.
Precision
Every number I present has been pressure-tested. I run comparables three ways, I know the surveyor by name, and I can tell you within ₹25L what a property will clear before the first viewing.
Fiduciary
I have never represented both sides of a transaction. I don't believe you can serve two masters well. When I'm your agent, every negotiation tactic, every concession, every deadline works in your favor alone.
